So what do appraisers really look for? Will a spotless floor, and the smell of bread baking in the oven affect the appraisal amount? A well maintained home is a factor, but the small details such as cleanliness, or decor will not have an impact on the results. Here's a few things that appraisers will consider:
- Size, materials, upgraded features, or recent remodeling
- Serious issues with the house such as mold, or foundation problems
- Acreage, surrounding areas, and development
- Comparisons to other homes bought and sold in your area
- Evaluations of current real estate market prices
