Appraisals - What you should know.

You've found the home of your dreams, but you're not sure the home is worth what the sellers are asking. Or maybe you're interested in selling your home, and want to know it's current market value.   A home appraisal will tell you the actual value of a property.  Home appraisals are not home inspections, a home appraiser will not make notes of problems, or check if the home is up to code.  However, a certified home appraiser will give you an expert opinion and a fact based value of the property.  

So what do appraisers really look for?  Will a spotless floor, and the smell of bread baking in the oven affect the appraisal amount?   A well maintained home is a factor, but the small details such as cleanliness, or decor will not have an impact on the results.  Here's a few things that appraisers will consider:

• Size, materials, upgraded features, or recent remodeling
• Serious issues with the house such as mold, or foundation problems
• Acreage, surrounding areas, and development
• Comparisons to other homes bought and sold in your area
• Evaluations of current real estate market prices
